WHAT IS HOME STAGING?

Home Staging is the very best proven way to get top dollar for your home as you prepare it for sale. Homes that are Staged with an ASP Professional Home Stager sell faster and for more money! This is because Staging sets the scene throughout the house to create immediate buyer interest in your property. This will then lead to your home selling for the highest possible price in today's market. Remember, "The way you live in your home, and the way you market and sell your house are two different things."  Barb Schwarz, Creator of Home Staging™

WHY IS STAGING IMPORTANT?

When you list a house for sale it becomes a product.  Just like any other product for sale, your house must be seen in order to sell. To sell quickly, it needs to stand out from similar products in the marketplace. Staging a property is a smart investment! It sends a message of a well-cared for home.

Today's buyers are interested in moving into a home that does not require any "move-in repairs".  They do not want to patch or paint the inside or do landscaping on the outside.  Smart buyer's look for a house that is "move-in ready" in all aspects: a Staged home is just that.

Generally, when buyers arrive to view a property, they have established that it meets their basic criteria.  Staging the house creates a series of great impressions throughout the home, motivating the buyer to linger; move in-not on!

Price, Location and Condition are three of the most important ingredients for a successful sale.  In order for a house to sell, the list price must be in direct relationship to the other ingredients.  If just one of those ingredients is off balance, the property will take longer to sell and the dollar amount will be less.  If your home is less than ready to sell and you don't see the need to "prepare it for sale", don't be disappointed when an offer comes in at less than you had hoped for.

DECORATING vs STAGING

Staging is not decorating. In decorating you are making the furniture and accessories reflect the homeowners personality and style, whereas in Staging you are depersonalizing the property to turn it back into a house and make it appeal to the broadest market segment as possible.

REMEMBER:

Decorating is what you do to a HOUSE to make it a HOME after you buy it.
Staging is what you do to a HOME to make it a HOUSE to sell it.

STAGING EXAMPLES

                      Before Staging                                After Staging

By painting the walls a more neutral color this room looks larger. With a solid bedspread and de-cluttering the room the room is now Staged.

                       Before Staging                                           After Staging

Staging made a huge difference in this cluttered kitchen!

In a long, narrow room simply putting things at an angle can expand the walls.

                     Before Staging                                                After Staging

A fresh coat of light colored paint brightens up a dark room and by leaving a small amount of color on the fireplace it makes a great focal point.
